What does a home inspection include?

We inspect all major systems of the house. These include the structure/foundation (for cracks, water seepage, overall integrity etc.), electrical, heating and cooling (HVAC) systems, plumbing, insulation and interior finishings, and all exterior components (e.g. roof, sidings, trim work, windows, and landscaping, to name a few).

We prioritize our findings into the following 3 categories:

P: Priority repair/safety concern – requires attention within the next year

M: Monitor – condition may progress to the point of requiring attention in the future

G: General recommendation/maintenance items

Please note: Environmental issues such as mold, asbestos or underground oil tanks are not covered under the inspection. The inspector will of course comment on their presence if they are readily visible.
